The recent history of the overall coastal area Alicante-Murcia (Costa Blanca and Costa Cálida) includes a strong construction boom in the early 2000s. Following the onset of the banking crisis in 2008, the region experienced a deep recession. Construction in the area did not recover until 2015, after which operations continued in a confident upward trajectory until the pandemic caused by the novel coronavirus. The region suffered from a collapse in property values during the banking crisis. Selling prices were halved in many areas, and in some cases value impairments reached 70%.

Golden Opportunities

Today, in February 2023, prices have already recovered to pre-banking crisis levels and the rise continues. Alicante is the Valencian province with the sharpest rise, and Torrevieja, in the south of province, is currently the real hotspot. With a view on the constantly rising rental prices, buying to let is now a real opportunity. An interesting point of comparison is the Costa del Sol, where average property prices can be well over double those of the south-eastern coastline.

In 2019, the area provided more than 18 million tourists with a great area for recreation, sightseeing and sports. For example, between the Costa Blanca and the Costa Cálida there are more than thirty 18-hole golf courses. The area is one of clean air, fine sandy beaches, crystalline coastal waters and known for its varied, beautiful nature. The motorway and fast-rail networks are the best anywhere in Europe, providing superb connections with the rest of Spain. And unlike the Costa del Sol, the south-eastern coast is not fully built. Great plots can be found close to the shoreline for everybody’s needs, be it for a cosy family house or a large residential complex.

Prior to the Covid-19 crisis, the construction companies of Costa Blanca and Costa Cálida were experiencing a strong recovery which came to a sudden halt. Now they are already bouncing back, and the still vacant plots are being snapped up for the construction of all types of dwellings, from small urban properties to large detached villas. There are several new parcial town plans already under development. The area also offers investors a good range of vacant plots in cities, on which it is possible to construct apartment blocks, townhouses, hotels, etc. Of course, there are also plenty of refurbishment opportunities.
